Usually Estate agent photographs are fairly bland but this one is bordering on artistic.The perfect summer retreat up a quiet lane in rural somerset high above Wookey Hole near the beautiful cathedral city of Wells. Of course you will have to build it first.
The building part could be tricky, I am no builder or expert in structural engineering but my first concern would be how much work you have to do on those walls to make them sound. In the worst case are they just a large pile of local stone to be reused or with some minor work the walls could be patched up in place. You definitely need an expert opinion on this one.
Even though the plans include a nice extension on the back it will still be small but then again for a holiday home that could be just perfect. Downstairs there is a large lounge / diner opening onto the garden with a large glass wall, plus a living room with fireplace. The 'wet room' is also downstairs so no proper bath but you do get two nice size double bedrooms upstairs.
Running to the east outside is the ample garden and outside off road parking area.
Of course you could play around with the internal layout subject to a revised planning permission and perhaps if you were so inclined and probably very lucky get the holiday let restriction removed.
The most noteworthy features about this property are the location and the opportunity to sympathetically renovate and extend a characterful period property. Done well this could easily feature on a property magazine or county living front cover. You can almost see the after picture where the cottage is finished perhaps with a pair of spaniels lolling on the door mat and a climbing rose up the front wall.
