The Church of England maintain a list of churches available for disposal. These churches may or may not come with planning permission. Often the churches need work and money to change them into a new home. The church may have not been used for years, it may have damp, no heating or lighting and in the worst case it may need an entire new roof. The bigger the church the more money you will probably need. So you may not need much money to buy one but a restoration project is not for the faint hearted.

This Chapel is in Cowley Upton Pyne and is Grade II listed with 1,500 sq-ft with no planning permission. The Grade II listing could be a hindrance or a benefit. On one hand the planning authority will probably be keen to find a way to reuse the property but depending on the English Heritage listing it may mean you have to keep to some very strict building materials and practices. The Chapel was built as a Chapel of ease in 1867-68 and designed by Rhode Hawkins. It was built with local grey limestone with sandstone dressing. Noteworthy features are a quirky single short column on the West gable, impressive roof to nave and chancel, high quality East window and wrought iron gates to the porch. The Church was last used on the 18 September 2011.

The Chapel is situated 1.5 miles to the north of Exeter in a commanding position high above the Barnstaple Road. It is only 1.7 miles (6 minutes) to Exeter St David's railway station on the main line to London.

As churches go it is a very nice church in a good location. There is no floor plan but it appears you have the main room and a small vestry. This means you essentially have a blank canvas to build into and a lot will depend on the height of the nave. Of course it could be tricky to keep some of the historical features if you have a second floor. The one good thing about tall churches is that you can have a double height living space with a feature window. The other thing to consider is the less bedrooms you want the more open the property could be. You could if you wanted just do a studio conversion to maximise the open space on the ground floor, the vestry could be your enclosed bathroom and have everything else in the main space.

A true noteworthy property looking for someone with imagination, time and probably quite a bit of money.
